Welcome to the madness. You will find that each state and province in Canada title these cars in different ways. It is not uncommon for them to be titled as a porsche, replica, VW beetle, special construction, kitcar and the list goes on and on.
As for what to look out for... There aren't any real known problem areas other than the usual air cooled issues (e.g. oil leaks, which are common). If you are not very mechanically inclined a Pre purchase inspection by a mechanic is usually money well spent.

Always prudent to check the Chassis #/VIN against the title to ensure they match. An original '70 bug chassis number (just inch or so forward of rear seat stamped on center of tunnel by shift bushing inspection plate) would start with 110. Also check pan for rust - they are thin and rust if car is driven on NJ roads in winter at all. Pans are about $200 in parts and not too hard to replace so not a deal killer. H beam and piece its connected to rust too.
NJ does NOT title kit cars with the year/make/model of the car they replicate.
That's not necessarily a problem tho. The car was probably titled in another jurisdiction before coming to NJ. The NJ owner just took the Porsche out-of-state title to NJ DMV and transferred the title.
But it is something to ask about. You'll want to know the history, where the car came from, how it got to be titled as a Porsche. If it's all legit, it's a major win for you!
